Gas Fittings & Appliances
These regulations require gas appliances , installation pipework and flues in rented property to be maintained in a safe condition, and to be checked for safety at intervals of no more than twelve months.
Failure to comply with this legislation carries severe penalties, and we insist that all gas appliances and systems are checked by a Corgi registered contractor BEFORE any tenancy can commence.

Electrical Fittings & Appliances
There are currently no specific requirements for landlords to provide safety certificates covering electrical installations, but landlords should have good reason to believe that the electrical supply, equipment and appliances are safe. In the event of a fault or problem that risks harm or injury to the tenant, the landlord may have to provide evidence that electrical systems etc are safe. It is strongly recommended that a check be carried out by a qualified contractor before letting of the property, and then annually thereafter.
We recommend that this test be carried out at the same time as the gas test and can arrange for both to be carried out by a qualified contractor at a pre-arranged rate.
