General Information

Landlords have a duty of care to tenants and visitors to the property to ensure that it is safe and fit for habitation. This also includes any gardens and communal areas. The Housing Act of 2004 has provided extra powers to local councils, along with a new system for assessing rental property. This is known as the Housing Heath and Safety Rating System (HHSRS), and is essential reading for all landlords.

 

Energy Performance Certificates (EPC)

Landlords should be aware that rental property will start to require an energy performance certificate (EPC) from 1st October 2008. This will be similar to the EPC required when selling a house but without the extra information required in a Home Information Pack (HIP).
