Property Management package
Fully inclusive No Let No Fee package with no hidden extras.
Recommended for - first time landlords or those who prefer not to deal with the property personally. Overseas / Non resident landlords most welcome.
Includes the following services:-
- Initial advertising, viewings, tenant referencing etc as with tenant introduction package.
- Inventory / Schedule of condition and digital photographs
- Check in with tenant to demonstrate important points such as smoke alarms, water & gas stop taps
- Meter readings taken and utility companies informed
- Registration and holding deposit in line with legislation
- Inspection of the property from time to time (3 months initially then as required)
- Arranging legally required safety checks, repairs and maintenance up to a pre-agreed limit.
- Providing notices (rent increase, end of tenancy) and new tenancy agreements etc
- Monthly rental collection and follow up of overdue rents
- Final inspection at Tenancy end including meter readings, inventory check, dilapidations / damage report, arranging for any cleaning or repairs required as regards tenants liability.
Letting Fee of £395.00 plus VAT. Management Fee of 12% + VAT deducted from monthly rental income. This is fully inclusive of all Agents duties with no hidden costs.
* Please note that all charges for bills, services, safety certificates, repairs and maintenance that are undertaken on the property will be the responsibility of the Landlord.
